Chief Investment Officer, HRT Investor

CRE Professional, HRT Investor
I’ve spent my career in commercial real estate, primarily focused on office space, and what initially attracted me to this fund was the opportunity created by an out-of-favor sector.

I first heard about the fund through a close friend, Tyler, whose enthusiasm immediately caught my attention. Coming from the short-term rental world and having founded AirDNA, I was looking to diversify beyond that sector. I’ve also been interested in healthcare services, an area I believe holds up well across macroeconomic cycles. I appreciated that the fund aligned with my interest in supporting alternative medicine and mission-driven businesses.
The onboarding experience was great. I understood the thesis and the market focus right away, and the communication since then, especially the quarterly updates, has been clear, insightful, and right in line with what I expect from a professional investment operation. Knowing Tyler for years and meeting the other partners at mixers helped me get comfortable with the team as people, not just as fund managers.
What’s stood out most is the trust factor. Everything I hear in conversations with Tyler lines up with what I see in the reports and in the opportunities the fund pursues. This investment has given me exposure to smaller, alternative deals I wouldn’t typically access through large firms like Merrill Lynch or JP Morgan. It feels safe and secure –investing alongside someone I trust – while offering the potential for returns that traditional vehicles don’t typically provide.
I recently retired after a 35-year career in finance, including time on a derivatives trading desk and as Chief Investment Officer for a single-family office. I manage my own investments and take a disciplined, long-term approach. I follow a “keep it simple” portfolio with balanced allocations across cash, precious metals, equities, and real estate. Within real estate, I could have invested in public REITs, but I was drawn to healthcare real estate because of its strong secular tailwinds, particularly demand driven by an aging population.
I met Joe and Cody several years ago and conducted thorough due diligence before investing. What stood out was their discipline. They consistently walk away from deals that don’t meet their underwriting standards, which gave me confidence as an early investor in HRT.
The onboarding process was seamless and comparable to my experience across more than 10 other LP investments. Communication has been strong, and Cody is consistently accessible and responsive.
From a risk-reward standpoint, I view HRT as lower risk than venture capital or private equity positions elsewhere in my portfolio. It has a REIT-like profile with stable cash flows and some upside optionality. HRT plays an important role in my real estate allocation, and I prioritize long-term discipline over short-term trading. I would recommend this fund to other accredited investors who do their own diligence. I trust Joe and Cody and feel confident in the long-term future of HRT and my investment.
I’ve spent my career in commercial real estate, primarily focused on office space, and what initially attracted me to this fund was the opportunity created by an out-of-favor sector. Traditional office has been discounted across the market, and historically that’s where you can achieve above-average returns if you’re selective.
What makes this strategy compelling is the focus on medical office. Medical tenants are what we call “sticky” in the industry – they tend to stay long term, invest heavily in their space, and reliably pay rent. Buying properties at a discount while placing high-quality, long-term medical tenants is a very attractive thesis.
Cody and Joe are hands-on every day, and it shows. The team is professional, skilled, tenacious, and trustworthy, with strong reporting and communication. The onboarding process was straightforward and professional, reflecting the kind of corporate best practices I’ve seen throughout my career.
From a portfolio standpoint, this investment gives me exposure to a specific niche within medical office that I believe has meaningful upside.
I would absolutely recommend this fund to other accredited investors—especially those looking to earn more than typical returns seen elsewhere. The ability to buy at higher cap rates in this segment creates a compelling opportunity in today’s market.
